The biggest factors are the size and pitch of your roof, the material you choose (shingle, metal, tile, or a flat roofing system), the number of layers that need to be torn off, and the condition of the decking underneath. Hidden rot or damaged plywood isn’t visible until the old roof comes off. Access, roof complexity (valleys, dormers, skylights, chimneys), and current Florida building code requirements also affect the final number.

Most residential roof replacements are finished within three days. Timelines vary by material and roof size:
Shingle roofs: typically <3 days for an average home
Metal roofing: usually 3–7 days, depending on panel type and roof complexity
Tile roofs: generally 5–10 days, since tile is heavier and installed piece by piece
Flat and commercial systems: depends on square footage and whether the existing system is torn off or overlaid
Florida weather is the biggest variable. We don’t open up a roof we can’t dry in the same day, so afternoon storms can push a schedule. Discovering rotted decking after tear-off can add a day as well.
